TITLE SEARCH

Current owner search

We performs the title search and prepares the title on the last owner in title, and also retrieve details on open liens, other encumbrances and current taxes

Two owner search

In addition to current owner search, we also retrieve documents related to the last two title holders using county records and abstractors

UCC & Federal Tax Lien Search

A county and/or state-level search to identify any UCC or Federal Tax Liens filed against collateral pledged for a loan

Full title search

We conduct 20, 40, or 60-year title searches, including chain of title, liens, easements/CCRs, and tax info. Gap searches are also performed using county sites

Update search

We perform gap title searches from the last report’s effective date to the present, using county websites, abstractors, and, when available, client-provided private title plants.

We prepare commitment reports using details from Schedules A, B (requirements & exceptions), and C. Our offerings include Property, Commitment, Mortgage, Title, Foreclosure, O&E.

To determine ownership and identify any conditions and restrictions affecting the parcel being acquired, obtain a title commitment report prior to purchase.
